What are the impacts of tourism in a selected region of the UK?

Tourism is the industry that looks after the needs and welfare of tourists and provides the things that help them travel to places where they can relax and enjoy themselves. I am studying both the positive and negative impacts of tourism on the Lake District because the Lake District is being overwhelmed with tourists each year but without the income that tourism generates the Lake District wouldn't survive. The Lake District is one of 15 National Parks across the UK which has 2 main purposes. – To enhance and preserve the natural beauty of the landscape. – To provide a place for recreation and enjoyment. A third aim is; – To protect the social and economic well being of people who live and/or work in the National Park. The positive impacts of tourism are associated with the economy and employment. Tourism can also start off a cycle known as the positive multiplier effect; the tourism industry locates in an area which provides jobs for locals. This gives workers more money to spend and so more local shops open and more jobs are created and so on and so on. But as well as positive impacts, there are also many negative impacts of tourism. The first is footpath erosion. This occurs when people (tourists in this case) are walking along a footpath, as they do they wear away the vegetation which loosens the soil and exposes the soil to the elements. Then when it rains the footpath becomes muddy and so people veer to the edges of the footpath to avoid the mud. The vegetation next to the path then becomes eroded until the footpath ends up like the picture above This is of course an extreme case but this footpath erosion literally ends up leaving a scar on the landscape. Since 1999 the National Trust has been trying to stop this happening by setting up a 10 year plan to repair and maintain the paths. This will cost an estimated à ¯Ã‚ ¿Ã‚ ½5.1 million of which à ¯Ã‚ ¿Ã‚ ½1.46 million has been donated by the Lottery Heritage Fund. This money will be spent on a number of different sustainable strategies like stone pitching. This is when local stone is buried into the ground to make footholds. Alternatively steps have been put on steep hillsides made from local stone so that they fit in with the rest of the natural landscape. The second negative impact of tourism is litter. When tourists visit the Lake District, some drop litter on the floor. People come to the Lake District to see the natural beauty of the countryside but are put off coming back because of the litter on the floor therefore the Lake District loses further income. Animals and their habitats are damaged because of pollution. Bins have been placed in many different areas of the Lake District, especially the honeypot sites to discourage this. Daily warden patrols have been set up to try to clean up any mess created. Conflict on Lake Windermere is another controversial issue in the Lake District. Since 1976 people have been worried about the disturbance of the peace on Lake Windermere by power boats etc. Surveys have revealed that on an average day there are 812 crafts on the water, of which 368 are speed boats. The reason for the conflict is that other lake users such as fishermen and canoeists want peaceful, safe conditions to undertake their leisure activities. Another concern is that the wake from speed boats is causing erosion along the banks of the lake. On the 29th March 2005 a 10 mph speed limit was introduced on the lake. This however did not benefit everyone because power boat enthusiasts had to find alternative locations to use and some local businesses (e.g. Jet Ski rental companies etc) had to modify their companies so they didn't lose custom. I personally believe that we need to manage tourism in a sustainable way if we are to preserve the Lake District's natural beauty for future generations. Strategies like the footpath maintenance may be extremely costly but in the future will benefit the Lake District's economy and the people who live in and visit it.

I. Case Overview Angus Cartwright III, an investment advisor, was asked to provide investment advisory services for two clients, John DeRight and Judy DeRight. They both wanted to purchase a property that (1) is large enough to attract the interest of a professional real estate management company and (2) has a minimum leveraged return on their investments of 12% after tax. Their major goals are: Diversification of investment portfolio Protection from future inflation Take some tax advantages (especially for John) Mr. Cartwright selected four properties and performed various financial analyses to best match the needs of his clients with the characteristics of the properties and the returns they offered. II. Assessment of the Analyses and Assumptions: Cartwright employed three stages of analysis: Preliminary Analysis (Exhibit 1 to 3), Risk Analysis (Exhibit 4) and Financial Analysis (Exhibit 5 to 10). Preliminary Analysis starts with gathering key facts and data such as purchase prices, current and future income, depreciation, estimated sales price and cash flows, loan and its rate and amortization, taxes and etc. The 1st year setups (Exhibit 2) for each property were developed and major comparable statistics (Exhibit 3) were calculated. Such analyses serve as a foundation for identifying directions and strategies for further detailed analysis, including financial analysis, physical inspection and an examination of day-to-day operations of potential investment properties. Risk Analysis consisting of a review of financial leverage (loan to value ratio) and operating risk (debt coverage ratio) can help a real estate investor to weigh the level of risks in relation to his investment objectives. In this case, Fowler had the highest leverage of 74.47%, while Alison Green had the highest Debt Coverage Ratio of 2, followed by Ivy Terrace(1.92), Stony Walk(1.46) and Fowler(1.26). The cushions they had are all sufficient for most lenders. The Break-Even Analysis, shown in Exhibit 4, was valuable to understand how a small change in occupancy levels can make a corresponding change in a property’s financial performance; most real state analysis assume the initial occupancy rate to remain at the same level through the investment period. Once all the relevant and key financial data is gathered, a number of effective financial analyses were performed; they are capitalization rate on both purchase and sale, cash-on-cash return rate, Internal Rate of Return (â€Å"IRR†), Net Present Value (â€Å"NPV†), Profitability Index and Cash Flow Analysis. The Quality of the financial analysis outcome heavily depends on the quality and accuracy of implicit assumptions used. However, applying financial analysis is still the best way to estimate the future performance of investment properties and comparing or prioritizing multiple investment opportunities. IRR is the most important and frequently used investment analysis indicator. Understanding various components of an IRR (Exhibit 8, 9 and 10) can help to carefully plan the timing, the sequence and size of events within an investment that will  impact the performance/outcome of the investments. In his analysis, Cartwright used the following assumptions: Annual increase in cash flow from operations: 4% for Fowler and 3% for the others. Vacancy rate: 5% for Alison Green and Stony Walk, 7% for the others. Capital reserve: $250 per apartment p.a., timing of when to disburse the reserve and its tax implication Sufficient funding of the equity investment Tax laws remain stable with ordinary tax rates: 35%; Capital gain tax rate: 15%; tax rate on the depreciation related gain: 25% Cartwright made, in general, conservative assumptions to simplify his analysis, and therefore, no particular assumption stood out to be unreasonable. As a continuing effort to improve quality of his assumptions, we could revisit and review his assumptions with the following generic questions: Is 3% or 4% increase in cash flow reasonable in current market/economic condition? How realistic is it to negotiate a rental guarantee with developers to be at 93% occupancy rate? How realistic is it that the capital reserve will remain at the same level for the next 10 years? How realistic is it that the leasehold payment will remain at the same level for the next 10 years? Should there be any significant changes in the outcome of the analysis, if the timing of the reserve disbursement is not assumed to be at the end of the lease term? Will there be any trend or expected government legislating new tax laws that will have significant impact on real estate investments? All properties appear to be large enough to attract the interest of professional real estate management companies and all exceeded the minimum leveraged return on investments of 12% after tax. On the simple return measures, Stony Walk had the highest Capital Rate on Purchase where Fowler ranked at the highest in Capital rate on Sales; Alison which had a high cash flow with low vacancy rate, and thus a high effective gross income was ranked in first for the Cash-on-Cash Return; Fowler which was still under construction and appeared to be undervalued had largest increase in capital value. On the discount return measures, Fowler had the highest IRR at 15.38 while Stony Walk had the lowest rate at 14.54, with a difference of 0.84; Alison had largest NPV with a difference of $115K comparing with the lowest NPV; Fowler which required the smallest equity investment had the highest Profitability Index. While the two residential properties have higher returns from their on-going cash flows, the increase in the investment value of the other two commercial properties will come from future value increase – see Exhibit 9. Completed exhibits for all four properties are included in the Appendix. The relevant analysis of other financial exhibits is integrated in the following chapter as reasoning of the recommendations. IV. Recommendations If we simply select an investment choice based on the highest IRR rate, Fowler should be recommended for both clients. However, as we better understand the components of the IRR (see Exhibit 9 in Appendix), we should try to best match each client’s ultimate investment goal to distinct character of each property instead of recommending an investment base only on the highest IRR rate. Exhibit 9. Percent of Total Benefits (@IRR) For John, our team recommends Alison Green with the following reasons: John is a retired, passive investor who wants to live comfortably from stable income/returns from the savings he accumulated, and was particularly interested in taking advantage of the new tax law, which will give him a favorable capital gain’s tax. As we can see from the breakdown of IRR, Alison Green and Ivy Terrace were projected to have higher steady income streams than the other two properties. Between them, Alison, although with a lightly lower IRR, has much higher tax benefit than the Ivy. Alison requires a higher initial equity investment than Ivy. However, Alison is estimated to be appreciated more at the end of 10 year and therefore will produce higher capital gain. Since John wants to take advantage of the new tax law and pay his capital gains at the newly enacted 15% rate, Alison is a better choice than Ivy. For Judy, our team recommends Fowler Building with the following  reasons: Unlike John, Judy is an active executive who can be a more aggressive investor and has some available fund for outside investment to diversify her portfolio. She may not care about the stable incoming cash flow as much as John. She will be more tolerant on any fluctuations such as a short-term, negative operating risks such as lower occupancy rate or lower investment value at the beginning as long as her investment will appreciate adequately at the end. We consider Judy as an investor focused more on ‘growth’ than ‘value/steady income’ seeking investor, and therefore we recommend Fowler because of its highest Profitability Index (=NPV/Equity).

Abortion Imagine being ripped away from a chance at life, without even a choice. Abortion brings this awful thought to reality. Abortion disregards fetuses’ human rights to survive, for many different reasons. Abortion is a controversial topic that is debated by many across the United States. Abortion is wrong and should not be practiced in any circumstance, as it is taking away an innocent and helpless life. Abortion is immoral because of the late-term method and dejection of human rights and is a controversial topic conveyed in many different ways by the media. Late-term abortion is aborting a fetus at 20-24 weeks. â€Å"In 1992, Martin Haskell, MD† explained at a convention that â€Å"he â€Å"routinely† used to kill unborn children† (Wills 1).   He called this method of abortion â€Å"D&X†.   Partial-birth abortion is when the skull is crushed after exiting the uterus and the brain is vacuumed out. As violent as that sounds, many judges defend this method of abortion. An argument made is that it is just as gruesome as aborting in the second trimester, saying there is no moral difference between the two. Late-term abortions are â€Å"banned in 30 states†, and that should be enough to prove it is immoral to murder a fetus at childbirth (Wills 4). It was not the American public choice to permit these late abortions, but it is â€Å"the Supreme Court† and the unjust decision that there is â€Å"an arbitrary line between human life and (merely) â€Å"potential† life at the birth canal† (Wills 2). This court decision states that a â€Å"potential† life is not as important as an actual human life, and late-term abortion is permissible because the babies are not considered a human while inside the mother. If this were true, the baby would be a human life once exiting the birth canal. This states the decisions are unjust because the baby is no longer a â€Å"potential† life. Humans are born with basic human rights. Some might say a woman has the right to choose abortion, regardless of the reason.   A common argument pertaining to abortion is if the fetus has basic rights before actual childbirth. It is a choice for the mother to become sexually active in the first place, and a child should not have to pay for the mother’s mistake. In terms of rape cases, adoption allows the best option for both the mother and the baby. A philosopher, Judith Thomson, explains a â€Å"violinist† scenario to justify rape. She states that a woman wakes up strapped to a violinist, who is unconscious. The only way to detach herself is to kill him or wait 9 months and they will both live. Thomson is using the scenario to explain why abortion is permitted during rape cases. The fetus was not invited into the body, therefore was not wanted and can be aborted. She states the only type of immoral abortion is if you were planning on having a child when conceiving. Th is argument would not make sense, because the child would only be able to have rights if invited into the body, and the child cannot control the mother’s actions. A common reason for abortions is the burden a baby would have on a job or someone’s education. â€Å"While pregnancy is a temporary condition, abortion produces a permanent condition- the death of a child.† (Thompson 2).   Restraining from practicing abortions does not devalue the mother, but simply acknowledges a baby’s rights to be more important than pregnancy. A big influence on abortion is the media’s views on the procedure. Many celebrities, politicians, philosophers, and more have stated their views and reasons on why they support or disagree with abortion. A wide-known example of a supporter of late-term abortion is President Barack Obama. Obama has often stated his thoughts on abortion many times during campaigns. â€Å"President Barack Obama’s reelection campaign counterattacked, releasing a television advertisement in which a woman says that it is â€Å"a scary time to be a woman† because Mitt Romney has said he supports outlawing abortion.† (Singer 1). It is common for Republicans to be for the outlaw of abortion, and Democrats to support abortion. Hillary Clinton is for abortions, and even partial-birth abortions and that became a huge part of her campaign.   Whereas on the other side of things president-elect Donald Trump was very strongly against it. Many philosophers state their arguments and reaso ns for their view on abortion. Peter Singer is for abortion, stating if abortion is outlawed it will increase the unsafe abortions people would seek out. Despite the illegal abortions, outlawing abortion would help show society how wrong it is, hence why it is outlawed. Abortion is immoral because it is denying the rights to a human, regardless of it being unborn. A fetus is still of the human species, making it a human itself, even at contraception. A potential child should not have to face death because it is not responsible for the mother’s actions. Each view on abortion has many in-depth arguments, each providing viable points as to why or why not it should be allowed. Abortion should not be practiced early in the pregnancy, or at childbirth. It is the murder of an innocent and defenseless victim.

The typical format is in a conference where a presenter talks about a concept or issue in a short, but informative manner. The time limit imposed is 18 minutes or less, with a few minutes for questions and observations by the moderator. The TED talks piece I choose is titled Why privacy matters which was recorded at the 2014 TEDGlobal in Rio De Janeiro, Brazil. Glenn Greenwald opens the dialog by describing an entire genre of YouTube videos which include individuals expressing behavior under the assumption no one can see it. The good people and the bad people. He likens the bad people to terrorists such as the ones who hijacked planes and decimated thousands of lives on that fateful September day. I can identify with this feeling as before watching this TED talk I was one of these people. This is also based on my own assumption that viewing any of my related activities would be nothing more than a waste of government time, and with all the bad people out there they must have more valuable targets to asses. Bentham instituted an architectural design known as the panopticon. The panopticon is a building design that allows for viewing of individuals, but the individuals do not know if they are truly being watched. In this case the individuals being observed have the knowledge that they could be observed at any point. This institutes as Bentham himself described it as, a new mode of obtaining power of mind over mind, in a quantity hitherto without example.. The last points he makes are about the overall realm of privacy and the mindset that comes with the lack of privacy. He explains, that the argument made by proponents of privacy is that only those who are doing something wrong need to be worried about privacy. Looking through the lens of right and wrong is different from your point of view. For instance, in some places you can be put to death for doing some heinous act. In others, the people believe that murder is murder and that all killing is wrong regardless of what act has been committed. The idea that anyone seeking privacy is doing something bad doesnt quite work with the current world. It takes a black and white approach to an issue which deserves to be observed in shades of grey.
